Work starts on new Waterbeach station for planned town of 11,000 homes

The village has about 5,000 residents, and the old station faces a consultation once the new one opens in 2028.

BBC News reported on 4 November 2026 that work has begun on a Waterbeach station backed by Homes England and the Greater Cambridge Partnership, due to open in 2028; the same report said planning permission had been unlocked for 4,500 homes on the way to up to 11,000 homes in the new town.

The new stop sits off Bannold Drove on the Cambridge–Ely line, about 1.5 miles from the existing station on Clayhithe Road. The new town would sit north of the village, where BBC News said there are about 5,000 residents at the moment.

Land Registry records for the 12 months to August 2026 show a median price paid of £415,000 across 75 sales in Waterbeach, five thousand pounds below the £420,000 median for South Cambridgeshire across 1,807 sales in the same window.

£5,000 under the district

Land Registry records for England in the same 12 months show a median price paid of £285,000 across 671,521 sales in England. Pryce lists no single East of England median for that window.

Cambridgeshire posted £337,500 across 7,949 sales.

Cambridge logged £475,000 across 1,112 sales in that window.

A rise before the diggers

In CB25 9 the median price paid rose 9.4 per cent between calendar 2023 and 2024, before work began on the new station site.

In 2023 the median was £395,000 across 151 sales.

In 2024 it was £432,250 across 180 sales.

New-build sales were 16 of 151 in calendar 2023, 11 per cent of the total, and 43 of 180 in calendar 2024, 24 per cent.

In Waterbeach the latest 12 months brought three new-build sales out of 75 sales.

South Cambridgeshire saw 64 new-build sales out of 1,807.

Cambridge had 17 new-build sales out of 1,112.

Land Registry records show 1,947 new-build sales out of 78,398 sales across the East of England in the same 12 months, 2.5 per cent of the total.

England had 13,309 new-build sales out of 671,521.

A city of flats beside it

Cambridge flats were 313 of 1,112 sales.

Leasehold sales in Cambridge totalled 329.

South Cambridgeshire flats were 116 of 1,807 sales, and leasehold sales in South Cambridgeshire totalled 154.

Brian Milnes, chairman of the Greater Cambridge Partnership, told BBC News:

“We’re making good progress delivering a new station for Waterbeach, which has unlocked planning permission for 4,500 new homes.”

The station will open in 2028 with wider platforms, an accessible footbridge and lifts, 100 cycle spaces and electric vehicle charging points, linking to a travel hub with a 1,600-space park and ride, a new busway between Waterbeach and Cambridge and a greenway, BBC News said.

Campaigners want both stations kept open, arguing that closing the existing station could leave some residents isolated.

The new station sits off Bannold Drove; the Clayhithe Road station stays open until the new one is operational, BBC News said.

The Department for Transport will consult on the future of the current station after the new one opens.
