- How do I check UK house price data on Pryce?
- Open the map, search a street, or click a building. Pryce shows HM Land Registry sold prices and neighbourhood heatmaps instead of burying them behind asking prices.
- Where does the data come from?
- Sold prices come from HM Land Registry Price Paid Data: completed, registered residential transfers. Building footprints come from Overture, with OpenStreetMap and CARTO for the basemap. OS Open UPRN and energy-certificate records help place the sale. Attribution statements are on the coverage page.
- Does Pryce cover the whole UK?
- Pryce is a UK house price map. Today's sold prices are from HM Land Registry Price Paid, which covers England and Wales. Scotland and Northern Ireland are on the roadmap; we will add them as those registers are ingested. We do not show live sold prices for Scotland or Northern Ireland yet.
- Why don't asking prices match sold prices?
- Asking prices are offers to the market. Sold prices are what completed. A listing can sit high for months; the transfer that follows is the evidence. Pryce is built so you can check one against the other before you offer or list.
- How often is the map updated?
- Land Registry Price Paid Data is published monthly. Pryce reloads that feed into the map after each release. Individual transfers can lag the completion date by several weeks.
- Is Pryce a listings portal?
- No. Pryce is not a place to browse homes for sale. It is a sold-price map so buyers, sellers and neighbours can see what actually completed nearby.
- Is Pryce free?
- The map, street search and latest sale on a building are free. Signed-in accounts unlock fuller sale history on a property.
- What is missing from Land Registry sold prices?
- Price Paid Data excludes most unregistered land, some transfers that are not at arm's length, and sales that have not yet been registered. Flat numbers can be sparse where leases were not linked.
- How do I check a listing against nearby sold prices?
- Search the street on Pryce and compare recent completed sales on the same road and neighbouring buildings. That is the evidence; the listing price is the ask.
- Can I use Pryce for research or journalism?
- Yes. Cite the methodology on the coverage page and HM Land Registry as the source of the transfers. City pages publish median prices and volumes we compute from that source.
