Homes England published a tender on 5 November 2026 seeking a development partner for Wychavon Town, beside Worcestershire Parkway station, as it prepares a Full Business Case for circa £275 million, subject to approval.
The notice puts the town centre package at an indicative gross development value of £200 million, exclusive of VAT, on land capable of about 550 town-centre homes.
Pryce data from HM Land Registry show Wychavon’s median price paid at £330,000 across 1,614 sales in the 12 months to August 2026, including 21 new-build sales, in the district where the settlement is planned.
Homes England is exploring further land purchases to support the wider settlement, including land for up to about 2,100 homes across the neighbourhood. Outline consent for the town centre and southern neighbourhood has not been granted, and Wychavon District Council is still considering the proposals submitted in January 2026.
Still a plan, not a consent
Neither outline application has been decided. Wychavon District Council validated the town centre and southern neighbourhood proposals in January 2026, opening statutory consultation on up to 5,500 homes alongside employment space, schools and transport links.
The settlement sits inside a proposed 10,000-home allocation in the South Worcestershire Development Plan Review. The town centre masterplan envisages about 2,100 new homes, care beds and primary, secondary and SEND schools.
Wychavon Town lies about 5.5 miles south-east of Worcester city centre and two miles from junction 7 of the M5, beside Norton in Wychavon. It is one of the schemes in the government’s New Homes Accelerator Programme.
On 15 January 2026 Ben Frodsham, Head of Planning and Enabling at Homes England, welcomed the validated outline submissions.
“a significant milestone in the delivery of Wychavon Town.”
Peter Bateman, Planning Director at Summix, said: “These two outline applications represent a pivotal moment in moving from plan-making to delivery.”
A dearer market, few new homes
Existing Wychavon prices already run above Worcester and the wider West Midlands. Those district figures include resales as well as the handful of new-build transactions recorded in the same year.
Worcester recorded a median of £250,000 across 1,296 sales in the same window, with four new-build sales.
The West Midlands region median was £230,000 across 26,379 sales from September 2025 to August 2026. England’s median was £285,000 across 671,521 sales in the same window.
The premium is in houses
Detached homes drove Wychavon’s headline figure. They sold for a median of £460,000 across 677 sales from September 2025 to August 2026, against a West Midlands detached median of £395,000 across 3,671 sales.

Flats told a different story. Wychavon flats fetched a median of £145,000 across 113 sales, only slightly above the West Midlands flat median of £132,500 across 3,550 sales.
Appointment before consent
The tender warns that dates are estimates only and sets no response deadline.
Homes England aims to appoint a partner while it finalises the Full Business Case, and Wychavon District Council is still determining the town centre and southern neighbourhood outline applications.
